1. About Amsterdam Rooms
Amsterdam Rooms presents privately managed rooms in a shared apartment near Rembrandtpark in Amsterdam. The website provides information, availability indications and a way to submit an application or enquiry.

2. Website information
We aim to keep room descriptions, photographs, prices, services and availability accurate. Images may show atmosphere or earlier room arrangements, and minor details can change. Obvious errors, technical failures and outdated information do not create a right to a reservation or a particular price.
3. Applications are not automatic bookings
Submitting an application, enquiry or preferred stay period does not create a reservation. Every request is reviewed personally. A booking exists only after Amsterdam Rooms has confirmed the room, dates, price and applicable conditions in writing and any required payment has been received.
We may decline an application where dates are unavailable, information is incomplete, the requested stay does not fit the apartment, or the applicant does not meet the stated house expectations.
4. Applicant information
You must provide accurate, current and complete information. You may not submit an application in another person's name without their authority. We may request reasonable identification or additional information before confirming a stay, where necessary for safety, administration, legal compliance or fraud prevention.
5. Prices and payment
Prices are shown in euros and may depend on room, dates, duration, discounts, services and cleaning charges. The final written confirmation controls if it differs from an estimate displayed by the website.
Payment instructions, due dates, deposits and any security arrangements are provided with the reservation confirmation. A reservation may lapse when payment is not received by the stated deadline.
6. Changes, cancellation and refunds
The cancellation and amendment rules supplied with the written reservation confirmation apply to that stay. Until those terms are accepted, no reservation is final. Refunds, where applicable, are made using the original payment method unless otherwise agreed.
If Amsterdam Rooms must cancel a confirmed stay for reasons within its control, amounts paid for the unavailable stay will be refunded. Further liability is limited as described below, except where mandatory law provides otherwise.
7. Shared-home conduct
Guests must treat the room, shared spaces, neighbours and other occupants respectfully. House rules may include quiet hours, cleanliness, visitor restrictions, no parties, no smoking, safety requirements and proper use of keys and facilities. Serious or repeated breaches may lead to termination of the stay without a refund where legally permitted.
8. Damage, loss and personal belongings
Guests are responsible for damage caused by themselves or their visitors beyond normal wear. Personal belongings remain the guest's responsibility. Amsterdam Rooms is not responsible for loss, theft or damage unless caused by an attributable failure for which liability cannot legally be excluded.
9. Availability and technical interruptions
The website and calendar may temporarily be unavailable or contain synchronisation delays. We do not guarantee uninterrupted access. Availability is confirmed only in writing.
10. Intellectual property
The website design, branding, copy, room presentations and original images are protected. They may not be reproduced, scraped, republished or commercially used without written permission, except where permitted by law.
11. Liability
Nothing in these terms excludes liability that cannot be excluded under applicable law. Subject to that limitation, Amsterdam Rooms is not liable for indirect or consequential loss, loss arising from inaccurate information supplied by an applicant, third-party services, or circumstances outside reasonable control.
12. Privacy
Personal data is handled as described in the Privacy Policy. Do not include unnecessary sensitive information in free-text fields.
13. Changes to these terms
These website terms may be updated when services, systems or legal requirements change. The version shown when you use the website applies to that use. Confirmed reservations remain governed by the terms supplied with their confirmation.
14. Governing law and disputes
Dutch law applies. Mandatory consumer rights and any legally required competent court remain unaffected. Parties should first try to resolve questions directly through info@amsterdamroom.com.
