Clear rules keep a shared home calm.

These are the core house expectations for AmsterdamRoom. The final accommodation agreement and applicable law always take priority where required.

Residents & visitors

One room, one registered resident.

Visitors are welcome when they are announced in advance, but the apartment may not be used to create additional unregistered occupancy.

Overnight visitor limitMaximum 2 nights per week and 6 nights per calendar month per room.
Management presence

A managed apartment, not an unattended rental.

A designated management workspace is located in the shared living area. The manager may be present during working hours for administration, property management and resident support. The management computer, documents and workstation are private staff-use facilities.

Core rules

What residents agree to respect

  1. One registered resident per room unless agreed otherwise in writing.
  2. Visitors must be announced in advance.
  3. Overnight visitors are limited to 2 nights per week and 6 nights per calendar month per room.
  4. Visitors may not become additional residents or use the room as their primary place of stay.
  5. No parties, events or large gatherings.
  6. Quiet hours apply from 23:00 until 07:00.
  7. No smoking inside the apartment.
  8. Shared kitchen, bathroom, toilet and lounge areas must be left clean after use.
  9. Keys, access codes and entry devices may not be shared with third parties.
  10. Damage, leaks, appliance failures and technical problems must be reported promptly.
  11. Guests may not carry out their own electrical, plumbing or appliance repairs.
  12. The management workspace and management computer are private and may not be used, moved or accessed by residents or visitors.
  13. Management may be present in the shared living area during working hours for administration, property management and guest support.
  14. A private resident WhatsApp group may be used for practical household communication. Residents must communicate respectfully and may not share another resident’s contact details outside the group without permission.
  15. Cleaning, scheduled checks and necessary maintenance are carried out at announced times, subject to the accommodation agreement and applicable law.
Shared coffee point

Basic hospitality without unlimited consumables.

A small shared coffee and tea station is available in the hallway with reusable cups and basic facilities.

A complimentary starter supply of coffee and tea may be provided. It is not an unlimited daily refill service; residents can use their own compatible coffee or tea supplies afterwards.

Reusable cups and glasses should be cleaned after use and returned to the coffee point.
